Design fees versus execution
Design fees cover consultation, site study, layouts, moodboards, 3D visualisation, working drawings and a bill of quantities. Execution is a separate budget: civil work, carpentry, stone, hardware, lighting, appliances and furnishings. Mixing the two in one conversation is how quotes become confusing.
What usually moves the number
Premium veneers, imported stone, custom metalwork and specialised lighting raise the per-square-foot figure. So does a home that needs structural changes, wet-area relocation or complete electrical rewiring. A well-planned 3BHK with thoughtful storage often costs less than a smaller apartment packed with decorative work that does not improve daily living.
